1. General

These Terms and Conditions apply to all reservations made directly with Baobab Bungalows Zanzibar ("Baobab Bungalows", "we", "us"), operated by ZenZero, located in Jambiani, South-East Zanzibar, Tanzania. By completing a booking, you ("the guest") agree to be bound by these terms.

Reservations made through third-party platforms (Booking.com, Airbnb, Expedia) are additionally subject to the terms of those platforms. In case of conflict, the platform's terms prevail for platform bookings.

2. Reservations & Payment

A reservation is confirmed upon receipt of a deposit or full payment as specified at the time of booking. Direct bookings via our website or WhatsApp require a deposit of 30% of the total stay amount to secure the reservation. The remaining balance is due upon arrival in cash (USD, EUR, or TZS) or via bank transfer at least 7 days prior to arrival.

We accept payment in EUR, USD, and TZS. Credit card payments may be subject to a processing fee of up to 3.5%. All prices are quoted per unit per night and are inclusive of applicable local taxes unless stated otherwise.

3. Cancellation Policy

Cancellations must be submitted in writing via email to [email protected] or via WhatsApp. The cancellation date is the date we receive your written notice. We strongly recommend purchasing travel insurance to cover unforeseen cancellations.

4. Check-in & Check-out

Standard check-in time is 14:00 (2:00 PM) and check-out is by 11:00 (11:00 AM). Early check-in or late check-out may be arranged subject to availability and may incur an additional charge. Guests arriving outside of regular hours should notify us in advance so we can arrange a smooth welcome.

Upon check-in, guests are required to present a valid passport or national identity document. A security deposit of USD 100 (or equivalent) may be requested and will be refunded upon departure after inspection of the accommodation.

5. House Rules

Baobab Bungalows is a peaceful retreat. To ensure all guests enjoy their stay, we ask that you observe the following:

• ✦Quiet hours are observed between 22:00 and 08:00.
• ✦Smoking is not permitted inside any accommodation unit. Designated smoking areas are available outdoors.
• ✦Pets are not permitted on the property.
• ✦Parties or events require prior written approval from management.
• ✦Guests are responsible for any damage caused to the property or its contents during their stay.
• ✦Zanzibar is a predominantly Muslim island. We ask guests to dress modestly when leaving the property and to respect local customs and traditions.
• ✦The pool is for the exclusive use of registered guests. Non-registered visitors must be approved by management.

6. Activities & Excursions

Activities and excursions arranged through Baobab Bungalows are provided by trusted local partners. While we carefully select our partners, Baobab Bungalows acts solely as an intermediary and accepts no liability for injury, loss, or damage arising from participation in any activity or excursion.

All activity bookings are subject to weather conditions and availability. In the event of cancellation due to weather or safety concerns, a full refund or alternative date will be offered.

7. Liability

Baobab Bungalows is not liable for loss, theft, or damage to guests' personal belongings during their stay. We recommend guests use the in-room safe where available and take out comprehensive travel insurance prior to travel.

We reserve the right to refuse or terminate a stay without refund if a guest's behaviour is deemed disruptive, offensive, or in violation of these terms or local law.

8. Privacy

Personal data provided during the booking process is used solely for the purpose of managing your reservation and communicating with you about your stay. We do not share your data with third parties except where required by law or necessary to fulfil your booking (e.g., airport transfer providers). By making a reservation, you consent to this use of your data.

9. Governing Law

These Terms and Conditions are governed by the laws of the United Republic of Tanzania. Any disputes arising from a reservation shall be subject to the jurisdiction of the courts of Zanzibar.
